Notice is hereby given that on the 17^th day of December, 2025 Letters of Administration in respect to the Estate of BILLY JAMES BAKER, deceased, who died on October 10, 2025, were issued to the Administratrix  by the Chancery Court of Humphreys County, Tennessee.

All persons, resident and non-resident, having claims, matured or un-matured, against the estate are required to file the same with the Clerk of the above named Court on or before the earlier of the dates prescribed in (1) or (2). Otherwise their claims will forever be barred:

(1) (A) Four (4) months from the date of the first publication (or posting, as the case may be) of this Notice if the creditor received an actual copy of this Notice to Creditors at least sixty (60) days before date that is four (4) months from the date of the first publication (or posting); or

    (B) Sixty (60) days from the date of the creditor received an actual copy of the Notice to Creditors, if the creditor received a copy of the Notice less than sixty (60) days prior to the date that is four (4) months from the date of the first publication (or posting) as described in (1)(A); or

(2) Twelve (12) months from the decedents date of death.

NOTICE OF TRUSTEE'S SALE

WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated May 23, 2025, and the Deed of Trust of even date securing the same, recorded June 17, 2025, in Book No. 7, at Page 1920, in Office of the Register of Deeds for Humphreys County, Tennessee, executed by Jimmy Connell Byrum, Jr and Shelly R Byrum, conveying certain property therein described to Meryl N Keegan as Trustee for Apex Bank; and the undersigned, Foundation Legal Group, LLP fka Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Apex Bank.

NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Foundation Legal Group, LLP fka Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Apex Bank, will, on January 22, 2026 on or about 11:15 AM, at the North Door of the Humphreys County Courthouse 202 Court Square, Waverly, TN 37185, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. Located in the City of Waverly, in the Second Civil District of Humphreys County, Tennessee, and being Lot No. 53 in the Cedar Hill Subdivision, a plat of which is of record in Plat Book 2, page 84, in the Register's Office for Humphreys County, Tennessee, described as follows; BEGINNING at an iron pin in the east margin of Cedar Hill Drive, same being the northwest corner of Lot No. 52; thence with the east margin of Cedar Hill Drive North 20º East 150 feet to an iron pin, and thence on with said Cedar Hill Drive 29 feet to the southwest corner of Lot No. 54; thence with the south boundary line of Lot No. 54 South 75º East 300 feet to an iron pin, the southeast corner of Lot No. 54; thence South 3º 30' West 186 feet to an iron pin, the northeast corner of Lot No. 52; thence with the north boundary line of Lot No. 52 North 70º West 358 feet to the point of beginning. This conveyance is made subject to restrictions of record for Cedar Hill Subdivision in Deed Book 76, page 45, Register's Office of Humphreys County, Tennessee.

The Humphreys County Utility District Board of Commissioners will meet in regular session at the office of the Humphreys County Utility District, 1311 Highway 70 West, Waverly, TN at 12:00 PM on Monday, January 12, 2026.  The public is invited to attend.
