Notice is hereby given that on the 10th day of March, 2025 Letters of Testamentary in respect to the Estate of REGINALD GLATT, deceased, who died November 24, 2024, were issued to the undersigned by the Deputy Clerk for Probate Court, Humphreys County, Tennessee.
All persons, resident and non-resident, having claims, matured or un-matured, against the estate are required to file the same with the Clerk of the above named Court on or before the earlier of the dates prescribed in (1) or (2). Otherwise their claims will forever be barred:

Bid Notice Humphreys County Board of Education is now accepting bids on Security Camera System and Access Control System. Bid specs may be attained at 2443 Hwy 70 East Waverly, TN, 37185. Sealed bids are due no later than 12:00 p.m. CST on Monday, April 7th, 2025, at the Board of Education, where a committee will open the bids. Any extra costs should be included in the bid. All sealed bids must be marked “Technology Bid” clearly on outside of envelope delivered by United States Postal, or other delivery service, or delivered in person. Late Bids will not be accepted. The scope of work includes, but is not limited to, Security Camera System and Access Control hardware, labor, and installation. Site visits can be scheduled, but are not required, by calling 931-296-2568 ext. 2248. A recommendation will be made to the Board for approval at the next scheduled Board meeting. After Board approval the bidder will be notified with our intent to proceed. The Humphreys County Board reserves the right to reject any and/or all bids.

FORECLOSURE SALE NOTICE
WHEREAS, Richard A. Knutson, Jr. executed Deed of Trust dated April 25, 2023 in favor of Robert J. Notestein, III, Trustee, to secure a Promissory Note payable to the order of Tony Woodall in the original amount of $140,000.00, which Promissory Note is more fully described in Book TD245, page 2719, in the Register’s Office of Humphreys County, Tennessee, to which reference is hereby made (the “Deed of Trust”), and to secure payment of other indebtedness then existing or to arise thereafter; and
WHEREAS, said Promissory Note and Deed of Trust were assigned by Tony Woodall to CB Investments, LLC on April 25, 2023, by instrument of record in Book TD245, page 2723, in the Register’s Office for Humphreys County, Tennessee.
WHEREAS, R. Houston Akin of Davidson County has been appointed Trustee by CB Investments, LLC, the owner and holder of the Indebtedness by instrument of record at Record Book 5, page 2830, Register’s Office for Humphreys County, Tennessee, with authority to act under the powers given the Trustee under the Deed of Trust and be applicable law; and
WHEREAS, defaults under the Indebtedness secured by the Deed of Trust have occurred; and
WHEREAS, the owner and holder of said Indebtedness has demanded that the real property be advertised and sold in satisfaction of said Indebtedness and the cost of said foreclosure, in accordance with the terms, conditions and provisions of the loan documents and the Deed of Trust
NOW, THEREFORE, notice is hereby given that the Substitute Trustee, pursuant to the power, duty and authority vested in and imposed upon the Trustee in said Deed of Trust and under applicable law, will on Thursday, May 8, 2025, at 12:00 p.m. o’clock, prevailing time, at the entrance to the Humphreys County Courthouse, Waverly, Tennessee offer for sale to the highest and best bidder for cash and free from all rights and equity of redemption, statutory right of redemption or otherwise, homestead, dower, elective share and all other rights of exemption of every kind as waived in said Deed of Trust, certain property described as follows, to-wit:
BEING a certain lot or parcel of land lying and being situated in the Third Civil District of Humphreys County, Tennessee, located in the City of McEwen, on the North side of and adjoining May Street, approximately 180 feet West from the intersection of Main Street, and being more particularly described as follows:
BEGINNING at an iron pin in the North right-of-way of May Street, said point being the Southeast corner to the Holland property of record in Deed Book 59, page 373, R.O.H.C., Tennessee; and runs thence with Holland's East county line, North 6 degrees 13 minutes 30 seconds East, passing a section of old fence, in all 156.58 feet to an iron pin in the South right-of-way of an alley; thence runs with the South right-of-way of the alley; South 82 degrees 21 minutes 30 seconds East 81.02 feet to an iron pin at the Northwest corner to the J.S. Little property; thence runs with Little's West boundary, South 6 degrees 13 minutes 30 seconds West 155.00 feet to an iron pin in the North right-of-way of May Street; thence runs with said right-of-way North 83 degrees 28 minutes 30 seconds West 81.00 feet to the point of beginning, containing an area by computation of 0.29 acre, according to a survey dated April 12, 1982 by Thomas C. White & Associates, Waverly, Tennessee. All bearings are given in reference to magnetic meridian, approximate declination at time of survey, 1 degree 12 minutes East.
Being the same property conveyed to Richard A. Knutson, Jr., unmarried by warranty deed from Tony Woodall, of record in Book WD3, page 2504 said Register's Office.
The address of the property is, upon best information and knowledge, believed to be 104 May St., McEwen, TN 37101, but such address is not part of the legal description of the property. In the event of any discrepancy, the legal description herein shall control.
This property is sold AS IS, WHERE IS AND WITH ALL FAULTS, and without any representations or warranties of any kind whatsoever, whether express or implied. Without limiting the foregoing, THE PROPERTY IS TO BE SOLD WITHOUT ANY IMPLIED WARRANTIES OF MECHANTABILITY, CONDITION OR FITNESS FOR A PARTICULAR USE OR PURPOSE.

The Substitute Trustee will make no covenant of seisin, marketability of title or warranty of title, express or implied, and will sell and convey the subject real estate by Trustee’s Deed as Substitute Trustee only and not otherwise.
This sale is subject to all matters shown on any applicable recorded Plat or Plan; any unpaid taxes and assessments (plus penalties, interest and costs) which exists as a lien against the said Property; any restrictive covenants, easements or setback lines that may be applicable; any rights of redemption, equity, statutory or otherwise, not otherwise waived in the Deed of Trust, including rights of redemption of any governmental agency, state of federal; and any and all prior deeds of trusts, liens, dues, assessments, encumbrances, defects, adverse claims and other matters that may take priority over the Deed of Trust upon which this foreclosure sale is conducted or are not extinguished by this Foreclosure Sale. This sale is also subject to any matter that an inspection and accurate survey of the property might disclose.
